How a pre-purchase roof survey works in Redbridge

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We survey lead flashings and valleys, clay and concrete tiles and flat-roofed extensions and dormers, and people most often book us about blistered or split felt on a flat roof and chimney mortar that has eroded.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Redbridge could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Redbridge questions

Does a conservation area affect roof work in Redbridge?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can parking be tricky for a visit in Redbridge?

Parking in Redbridge, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How do I book a survey in Redbridge?

The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

Do you go up on the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it as you book and we’ll explain what’s needed.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

When to book a survey in Redbridge

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

Problems we come across often include:

  • Sagging ridge lines or uneven roof slopes
  • Cracked flaunching or crumbling chimney pointing
  • Patch repairs that may hide an ongoing problem
  • Gutters choked with leaves and moss

For an older house near a landmark like Church of St Andrew, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • Will the report include photos?
  • Whether the loft is part of the inspection
  • Their drone registration, if they fly one
  • How long the report takes to arrive

What’s in a roof survey

Local roofs and buyers in Redbridge

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses like Valentines Mansion, about 0.7 miles south-east, show how far back building in the area around Redbridge goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Redbridge is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking. If you own a rental within reach of Ilford station, a written report helps before buying a rental or paying for a new roof on one.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours at a typical house, with time for the loft where it can be reached. For a visit in Redbridge, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How we price pre-purchase roof surveys

To price your survey, we look at:

  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

What we need to know

These details help when you contact us:

  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Anything about access we should know

Booking is simple: just call 07833 053749 or drop us an email, tell us about the property and we’ll explain which survey suits. The price is agreed up front.

Leave it or get it looked at?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether timbers meet design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

What this survey covers

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Gutters and downpipes

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Ask the agent to make sure the loft hatch can be opened
  • Ask whether there are papers for past roof work
  • Ask the seller about past roof repairs
  • Ask who repairs the roof under the lease

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
