Independent pre-purchase roof surveys in Ilford

Pre-purchase roof surveys for homes and businesses in Ilford

Buyers in Ilford and right across London and South East England use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or drop us an email. We survey chimney stacks, the roof space and gutters and downpipes, and the problems we’re asked to look at most are quick fixes on flashings and valleys and blocked or leaking gutters.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Ilford, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Pre-purchase roof surveys in Ilford: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. For a purchase or a newly finished roof, the materials decide which details matter most. Ilford is about 2 miles from the edge of the flight restriction zone around London City Airport. Where the drone is part of the survey, the exact boundary is checked for the address first.

Controlled parking zones are common in London, so mention any permit rules for Ilford. If you let a flat or house near Ilford station, a written report helps before buying a rental or paying for a new roof on one.

Signs you need a pre-purchase roof survey in Ilford

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

A survey can pick up problems such as:

  • Worn or lifted lead flashings
  • Damp timbers or stains in the loft
  • Sagging ridge lines or uneven roof slopes
  • Blistered or split felt on a flat roof

Valentines Mansion, about 0.9 miles north-west, is one of the historic houses in the wider area around Ilford. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Surveys for landlords and agents in Ilford

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Questions from Ilford

Will parking be an issue for a roof survey in Ilford?

Parking in Ilford, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Are there drone restrictions around Ilford?

That depends on where the roof is and on the weather. Ilford is about 2 miles from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How long does the survey visit take?

The visit typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will confirm what to expect when we arrange the visit.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at a typical house, with time for the loft where it can be reached. In Ilford, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Keep pets in another room
  • Check the loft hatch can be reached

How to book

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

Advice

Checking the roof from ground level

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Roof by roof

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Leave it or get it looked at?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
