Gutter survey in Ilford: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about choked outlets or hopper heads and sagging gutters and loose brackets, a survey will tell you what’s going on, whatever the roof.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Ilford has one, it needs checking from somewhere that can actually see it.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we are asked to look at in Ilford

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.

People usually book a survey after spotting something like this:

  • Downpipes that are split or coming away
  • Leaves and moss blocking gutters
  • Overflowing valley or parapet gutters
  • Overflowing eaves gutters

Trees in and around South Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • Whether the loft is part of the inspection
  • What insurance they carry
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

Why it is worth a survey now in Ilford

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers what can safely be seen and records it with photos. In Ilford, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Why us?

  • Professional indemnity and public liability insurance
  • A report with photos
  • 98% customer satisfaction
  • Drone flown under a CAA Flyer ID and Operator ID

Questions from Ilford

Do you survey roofs for landlords with property near Ilford station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.

How do I find out if my home in Ilford is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

What a gutter survey looks like in Ilford

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 0.9 miles north-west lies Valentines Mansion, a reminder of how long the area around Ilford has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a shop, office or commercial unit, for example near Gallions Reach Shopping Park, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Ilford station, a dated record of the roof is useful when planning maintenance across a let.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. From the street, a London terrace normally shows only its front slope or parapet, so in Ilford we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it’s shared
  • If you’re buying, check with the agent that we can get in

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We look at the joints, brackets and falls.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.
