How a gutter survey works in Gants Hill
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We are often asked to look into blocked outlets and hoppers and fascia boards damaged by overflowing water, across eaves gutters, parapet and box gutters and fascias and soffits.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Gants Hill, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Why get it checked now?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building normally during the worst downpours. Having them checked before autumn and winter makes sense. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at most homes, and more on a big or complicated roof. Surveys in Gants Hill can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First, you tell us what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Before we arrive
- Make a note of anything you’d like us to look at
- Check pets are kept safely away
- Agree roof access with the managing agent if it is shared

Advice
Roofs, chimneys and gutters in Gants Hill
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 0.4 miles south-west lies Valentines Mansion, a reminder of how long the area around Gants Hill has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Homes near green spaces such as Valentines Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Shop and office owners around Stratford Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Damage hidden inside walls or behind boards
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What we look for on each type of roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Have gutters cleared at least once a year
- Have overhanging branches cut back
- Watch the gutters during heavy rain
- Include valley, parapet and box gutters when clearing
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
Common roof problems in Gants Hill
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.
It is worth booking a survey if you’ve seen:
- Gutters packed with leaves or moss
- Choked outlets or hopper heads
- Soffits marked by water
- Dripping or leaking gutter joints
Landlords with a home close to Ilford station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Which limits apply to the survey
- Whether you get a written report with photos
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is VAT included in the price?
Gants Hill: your questions answered
How do I find out if my home in Gants Hill is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Ilford station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Is Gants Hill in your area?
Yes. Gants Hill is part of the area we cover, and the service is the same as everywhere else we work.
Will the survey check for asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
