Independent gutter surveys in Cranbrook

Gutter surveys for homes and businesses in Cranbrook

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at gutters full of debris and silt and gutters overflowing in heavy rain, on fascias and soffits, valley gutters and downpipes.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Cranbrook as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

The quickest way is to call 07833 053749 or use the contact form. Tell us the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Roofs, chimneys and gutters in Cranbrook

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Valentines Mansion, about 0.5 miles north, show how far back building in the area around Cranbrook goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as The Ursuline Academy Ilford, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Ilford station may find that the gap between tenancies is a good time to have the roof looked at.

What we cannot see

It is a careful look at the gutter, not the whole story. The main limits are:

  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length
  • Gutters out of sight from each safe vantage point

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

Do you need a gutter survey in Cranbrook?

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

A survey can pick up problems such as:

  • Gutters that have fallen out of line
  • Joints that drip after rain
  • Gutters full of debris and silt
  • Water backing up from a hidden gutter

For businesses in and around places such as Stratford Centre, a roof report helps plan work around trading rather than after a leak.

What to expect from a roof survey

Different roofs, different checks

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

How the survey works

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In Cranbrook, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
