Gutter survey in Aldersbrook: what you get

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We are frequently asked to look into soffits marked by water and leaves and moss blocking gutters, on fascias and soffits, parapet and box gutters and downpipes.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Aldersbrook, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Aldersbrook homes and their roofs

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Valentines Mansion about 1.5 miles north-east, Aldersbrook sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Aldersbrook Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Wanstead Park station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Gabriel: its chimney, valleys and lead work are likely to be the parts that need attention first.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Common questions in Aldersbrook

Can a landlord with a rental near Wanstead Park station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Aldersbrook?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

Do you survey underground drains?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Note any damp stains below the gutters
  • Book gutter clearing once a year, more often near trees
  • Include valley, parapet and box gutters when clearing
  • Check the loft with care after heavy rain

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Why get it checked now?

Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In Aldersbrook, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Surveys for landlords and agents in Aldersbrook

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

How the survey changes by roof type

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged for a specialist asbestos surveyor to check.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.
