Gutter surveys in Leytonstone

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

How a gutter survey works in Leytonstone

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. If you’ve noticed leaking or loose downpipes and soffits marked by water, a survey will tell you what’s going on, on eaves gutters, outlets and hoppers and valley gutters alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Leytonstone has one, it needs checking from somewhere that can actually see it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Leytonstone, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

Before and after the survey

These tips come from what we see on roofs every week:

  • Leave gutter checks at height to someone equipped for it
  • Look for green streaks or damp patches on walls
  • Book gutter clearing once a year, more often near trees
  • Watch the gutters during heavy rain

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Rot or damp concealed behind fascias or inside walls
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. What our survey covers.

Gutter surveys around Leytonstone

Historic houses such as Valentines Mansion, about 2.4 miles east, show how far back building in the area around Leytonstone goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near 17 & Central, a dated report on the roof is useful for planning and for any lease discussions. For landlords with property near Leytonstone High Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

FAQs for Leytonstone

Is parking a problem for a survey in Leytonstone?

Sometimes, yes. If Leytonstone has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

What does the report include?

A written report with photographs, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when booking and we will explain what’s needed.

What we look for on each type of roof

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We look at what’s visible and note what is not.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
