Prices for gutter surveys in Bakers Arms
To price your survey, we look at:
- How many separate roofs there are, such as extensions, dormers and garages
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
- The size of the roof
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- The type of building and roof, such as pitched or flat
- Your postcode, so we can check access and travel
- Your timetable, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
We survey roofs on weekdays and at weekends. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.
Gutter surveys for homes and businesses in Bakers Arms
We carry out gutter surveys in Bakers Arms as part of our cover across London and the South East. On the day, we inspect what can be seen safely, from the ground, from windows and from the roof space. A visit usually takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Afterwards, you get a written report with photos and recommendations. If you’re worried about sagging gutters and loose brackets and leaking or loose downpipes, a survey will tell you what’s going on, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Bakers Arms, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- What’s hidden inside a downpipe
- Rot or damp concealed behind fascias or inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.

How the survey works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. In Bakers Arms, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First, you let us know what you’ve seen, such as overflows or damp.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it is safe to get into.
- The findings are written up with photos and recommendations.

Useful tips for Bakers Arms property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Watch for green marks down the brickwork
- Book gutter clearing once a year, more often near trees
- Leave gutter checks at height to someone equipped for it
- Watch the gutters during heavy rain
For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

How the survey changes by roof type
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
FAQs for Bakers Arms
Will parking be an issue for a roof survey in Bakers Arms?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Can a landlord with a rental near Leyton Midland Road station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.
How long will you be on site?
It typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when booking.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What’s the best way to book?
It’s easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Local roofs in Bakers Arms
The wider area around Bakers Arms has a long history of building, with Sutton House about 2.5 miles south-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Leyton Midland Road station, a dated record of the roof is useful when planning maintenance across a let. If you look after a shop, office or commercial unit, for instance near 17 & Central, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take a building like Thomas Gamuel Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
