What we look for on each type of roof

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Gutter surveys for homes and businesses in Upper Walthamstow

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you are worried about sagging gutters and loose brackets and rotten fascias or stained soffits, we can find out what’s behind it.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Upper Walthamstow are no exception. Shared chimney stacks and the lead around them are just as important to check.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • Unlock side gates and any roof access doors
  • Make sure the loft hatch can be reached
  • If it isn’t your property yet, arrange access through the agent

How we price gutter surveys

To price your survey, we look at:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether it is a home or a commercial building
  • The shape of the roof and its details

All our prices include VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Booking your survey

We will typically ask about:

  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • What kind of property and roof it is

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Upper Walthamstow: your questions answered

I let a flat near Wood Street station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Upper Walthamstow?

Parking in Upper Walthamstow, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What’s in the report?

Written findings with photos, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Check the loft with care after heavy rain
  • Look for green streaks or damp patches on walls
  • Check that downpipes are firmly fixed to the wall
  • Leave gutter checks at height to someone equipped for it

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Do you need a gutter survey in Upper Walthamstow?

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

Here are some of the things we see frequently:

  • Fascia boards damaged by overflowing water
  • Leaks at the gutter joints
  • Cracked or loose downpipes
  • Sagging gutters and loose brackets

Take an older house close to Church of St Peter in the Forest: its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • What the report includes, and whether it has photos
  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long they’ve been surveying roofs

What a gutter survey doesn’t cover

It helps to know what a survey will not do before you book:

  • The inside of buried drains
  • Blockages deep inside downpipes
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

  • Fascias and soffits

What a gutter survey looks like in Upper Walthamstow

The wider area around Upper Walthamstow has a long history of building, with Valentines Mansion about 2.9 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Wood Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as The Woodside Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time.
