Gutter survey in South Woodford: what you get

Gutters are normally fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at water backing up from a hidden gutter and hoppers and outlets full of debris, on valley gutters, parapet and box gutters and outlets and hoppers.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in South Woodford as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When to book a survey in South Woodford

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey makes sense if you’ve noticed:

  • Joints that drip after rain
  • Soffits marked by water
  • Valley or box gutters that overflow inside
  • Cracked or loose downpipes

Homes near green spaces such as The Highams Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What a good roof survey covers

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Preparing for the visit

  • Leave side gates unlocked
  • Tell us about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft

What a survey costs

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Booking your survey

We’ll usually ask about:

  • Anything about access we should know
  • Any photos you have, taken from ground level or a window
  • The type of building and roof, like pitched or flat
  • What made you get in touch

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

Gutter surveys around South Woodford

The wider area around South Woodford has a long history of building, with Valentines Mansion about 2.3 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church like Holy Trinity are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Wood Street station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe

Common questions in South Woodford

Can a landlord with a rental near Wood Street station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in South Woodford is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

When is the best time for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or drop us an email.

How long does a gutter survey take?

A visit typically takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. You will know roughly how long when we arrange the visit.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Leave it or get it looked at?

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
