New roof snagging in South Woodford

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible, and we look at the gutters too. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. If you’ve noticed debris left in gutters or valleys and damage to other parts of the building, we can find out what’s behind it, on new-build homes, replacement roofs and loft conversions and dormers alike.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in South Woodford could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Common questions in South Woodford

How do I find out if my home in South Woodford is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover South Woodford?

Yes, South Woodford is one of the places we work. The survey and report are the same in South Woodford as anywhere else.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Do you carry out surveys on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or drop us an email.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Common roof problems in South Woodford

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Common reasons to book include:

  • Gutters blocked by building debris
  • Cracked mortar at the ridge or hips
  • Damage to other parts of the building
  • Poorly finished verges

For landlords with property near Wood Street station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Choosing a roof surveyor

  • How soon the report will arrive
  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs
  • Whether the price includes VAT

What to expect from a roof survey

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a photo-illustrated written report of each snag.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Find any records of previous roof work

What we can’t see

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Nails and clips under the slates or tiles
  • Pricing the remedial work
  • Settling a dispute with your roofer or builder

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • Ridges and verges
  • Flashings and valleys
  • Loft conversions and dormers
  • New-build homes
  • New flat roofs
  • Replacement roofs

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

What we look for on each type of roof

Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

New roof snagging in South Woodford: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 2.3 miles south-east lies Valentines Mansion, a reminder of how long the area around South Woodford has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

South Woodford is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised. Take an older house close to Holy Trinity: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
