Warner Estate: your questions answered
How do I find out if my home in Warner Estate is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Walthamstow Central station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you work in Warner Estate?
Yes. We survey roofs across London and South East England, Warner Estate included.
Will you check the drains below ground?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Can the survey be at a weekend?
Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, phone 07833 053749 or send us an email.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
About our gutter survey in Warner Estate
We carry out gutter surveys in Warner Estate as part of our cover across London and the South East. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it’s safe. Time on site typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. We survey eaves gutters, parapet and box gutters and valley gutters, and people most often book us about dripping or leaking gutter joints and downpipes that are split or coming away.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Warner Estate as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a gutter survey does not cover
Before booking, it is worth knowing what a survey will not do:
- Damage hidden inside walls or behind boards
- Underground drains, which need a CCTV drain survey
- Asbestos testing of old gutters, downpipes or soffits

Signs you need a gutter survey in Warner Estate
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
These are some of the problems a survey can pick up:
- Gutters overflowing in heavy rain
- Joints that drip after rain
- Hoppers and outlets full of debris
- Water backing up from a hidden gutter
If you let a flat or house near Walthamstow Central station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before you book any roof surveyor
- Whether you get a written report with photos
- Whether the price includes VAT
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?
How the survey works
The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Warner Estate runs like any other.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.

Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Check for spilling water in a downpour
- Watch for green marks down the brickwork
- Look for downpipes coming loose
- Get the gutters cleaned out every year
The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.
Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Roofs, chimneys and gutters in Warner Estate
About 2.2 miles west lies Bruce Castle, a reminder of how long the area around Warner Estate has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you look after a shop, office or commercial unit, for instance near 17 & Central, a dated report on the roof is useful for planning and for any lease discussions. Take a building like The Winns Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
