How a pre-purchase roof survey works in Warner Estate

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s frequently not the individual flat owner. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. Typical surveys look at signs of past leaks inside the loft and loose pots and cracked flaunching, across lead flashings and valleys, the roof space and gutters and downpipes.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Warner Estate, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease typically sets out who is responsible for the roof.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Leave it or get it looked at?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Roof by roof

Gutters and parapets

A butterfly roof drains to a central valley gutter, usually to the back of the house. If yours does, we check that gutter and where it drains.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

What affects the price in Warner Estate

Several things affect the price of a survey:

  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the exact price before booking.

Getting in touch

If you can, have these to hand when you get in touch:

  • When you need the report by
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • What kind of property and roof it is

Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we’ll suggest the right survey. The price is agreed up front.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • How a seller will respond, or what the house is worth
  • Faults hidden behind ceilings, boards or coverings
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

What we look at

  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours at most homes, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

How to prepare

  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
  • Tell us about parking before the day

How to book

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Pre-purchase roof surveys in Warner Estate: local notes

About 2.2 miles west lies Bruce Castle, a reminder of how long the area around Warner Estate has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Warner Estate is one of them, bay roofs, hips and later dormers each have their own details. For a purchase or a newly finished roof, the materials decide which details matter most.

Landlords with a home close to Walthamstow Central station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For a London address like Warner Estate, it helps to know about controlled parking before the day, along with any off-street space. For an older house near a landmark like St John's, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Warner Estate: your questions answered

Is parking a problem for a survey in Warner Estate?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Does a conservation area affect roof work in Warner Estate?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Find out whether the roof has been replaced or patched
  • Let us know your timetable
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask for any paperwork for recent roof work

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
