Warner Estate questions
Does a conservation area affect roof work in Warner Estate?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is parking a problem for a survey in Warner Estate?
Parking in Warner Estate, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Can you do a thermal survey in any weather?
The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Will you walk on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
How much does a thermal roof survey cost?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Thermal roof surveys for homes and businesses in Warner Estate
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or drop us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey loft conversions, flat roofs and ceilings below the roof, and common reasons people get in touch are leaks that are hard to trace and water getting in at parapets and stacks.
London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Warner Estate is checked before any drone flight, and permission is never taken for granted.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Warner Estate, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- The report sets out the images, what they suggest and what we recommend.
Preparing for the visit
- Clear the way to the loft hatch
- Note where any stains or damp appear
- For flats, make sure roof access has been agreed

Advice
Landlord and commercial surveys in Warner Estate
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
What we cannot see
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- The condition of timbers we cannot see
- Insulation values or heat loss calculations
- Readings unaffected by sun, shade or reflections
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

What affects the price in Warner Estate
Not every roof costs the same to survey, for these reasons:
- Whether you choose the Basic, Standard or Premium Survey
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- Whether it’s a home or a commercial building
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £400, including VAT.
Booking your survey
When you call or email, these details help:
- Access details, like a loft hatch or a shared roof
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
- What kind of property and roof it is
Every survey is priced before it’s booked, so you know where you stand. Thermal roof survey starts from £400, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
Useful tips for Warner Estate property owners
Most of what helps is simple and safe from the ground. Our suggestions:
- Leave the roof to people with safe access
- Take photos of stains as they appear, so we can compare
- File the images with your roof records
- Heat the home normally on the days before
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
After repairs or a new covering, a later survey can confirm things are dry in suitable weather.
Airspace, weather and Warner Estate roofs
The wider area around Warner Estate has a long history of building, with Bruce Castle about 2.2 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Parking in Warner Estate, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. For an older house near a landmark like St John's, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as The Winns Primary School, a view from above covers a wide roof far faster than walking it.

Roof by roof
Felt and asphalt flat roofs
Felt and asphalt roofs frequently show wet areas as patches that differ from the rest. We check those patches with moisture readings.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they can’t.
