Pre-purchase roof survey in Higham Hill

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a report with photos. If you’re worried about cracked flaunching or crumbling chimney pointing and old water stains in the roof space, we can find out what’s behind it, whatever the roof.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Higham Hill or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes an hour or two at a typical house, with time for the loft where it can be reached. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Check the loft hatch can be reached

What this survey cannot tell you

It’s a careful look at the roof, not the whole story. Its limits include:

  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits
  • How a seller will respond, or what the house is worth

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Natural slate
  • The roof space
  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers

Leave it or get it looked at?

Plenty of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. In Higham Hill, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Common questions in Higham Hill

Is drone flying allowed in Higham Hill?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Can parking be tricky for a visit in Higham Hill?

Sometimes, yes. If Higham Hill has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Is your roof survey a RICS survey?

No. It’s a dedicated roof survey, with a written report and photos. It is not a RICS survey and does not cover the rest of the house.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Will you need to get into the loft?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Higham Hill homes and their roofs

With Bruce Castle about 1.7 miles west, Higham Hill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Controlled parking zones are common in London, so mention any permit rules for Higham Hill. If you let a flat or house near Northumberland Park (London) station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to St Andrew's Christian Centre: the roof may have had decades of patch repairs, and the survey shows where they are.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Share the report with your solicitor
  • Check the lease for roof repair responsibilities
  • Ask when the roof was last worked on
  • Arrange the survey as soon as your offer is agreed

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
