Roofs, chimneys and gutters in Higham Hill

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. Bruce Castle, about 1.7 miles west, is one of the historic houses in the wider area around Higham Hill. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Living close to Lloyd Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For landlords with property near Northumberland Park (London) station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Whittingham Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

About our chimney survey in Higham Hill

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey chimney breasts, lead flashings and shared and party-wall stacks, and common reasons people get in touch are spalled or crumbling bricks and a stack that appears to lean.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Higham Hill are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Why it is worth a survey now in Higham Hill

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

How we price chimney surveys

We confirm the exact price before booking. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • When you need the report by
  • The property’s address and postcode
  • The kind of building and roof involved
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What happens on the day

Once we’ve finished looking, we write up our findings as a written report with photos. On timing, most surveys take an hour or two for most homes, a little longer where there are several stacks. For a visit in Higham Hill, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Capping without ventilation can trap moisture.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

Higham Hill questions

Can a landlord with a rental near Northumberland Park (London) station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details.

Can parking be tricky for a visit in Higham Hill?

Sometimes, yes. If Higham Hill has controlled parking where you are, a visitor permit is the easiest answer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Is Higham Hill in your area?

Yes. We survey roofs in Higham Hill and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or email us.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Landlord and commercial surveys in Higham Hill

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.
