How a chimney survey works in Tottenham

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you are worried about spalled or crumbling bricks and cracked or missing flaunching, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Tottenham as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

When you need someone else

In fairness, a roof survey has limits:

  • Whether a stack needs rebuilding on structural grounds
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.

What we look at

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Flaunching
  • Brick chimney stacks

Tottenham homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Tottenham is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Bruce Castle, about 0.3 miles west, show how far back building in the area around Tottenham goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Bruce Grove station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like The Mulberry Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Tottenham is about 6 miles north-east of Marylebone, in Greater London. Tips from our surveys

Here are a few things we’d tell any owner:

  • Photograph damp patches with the date
  • File photos of the stacks with your home records
  • Check your stacks from ground level after strong winds
  • Check with the council before altering a stack in a conservation area or on a listed building

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

What a survey costs

We confirm the price for your survey before booking. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Building height and the viewpoints available

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.

What to tell us when you contact us

We will usually ask about:

  • What kind of property and roof it is
  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

A quick phone call is usually the easiest start: call 07833 053749 or send us an email. The price is agreed before a date is set.

Tottenham questions

Will parking be an issue for a roof survey in Tottenham?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Do you survey roofs for landlords with property near Bruce Grove station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How long does the survey take?

It typically takes about one to two hours for most homes, a little longer where there are several stacks. The written report follows by email, on the timescale of your package.

How do I arrange a chimney survey in Tottenham?

To book, call 07833 053749 or send us an email and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Roof by roof

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They tend to crack, so we look at them closely.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What happens on the day

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the building owner or managing agent
