FAQs for Walthamstow Village

Can parking be tricky for a visit in Walthamstow Village?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How do I find out if my home in Walthamstow Village is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Chimney surveys for homes and businesses in Walthamstow Village

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We are frequently asked to look into eroded joints in the brickwork and loose, cracked or missing pots, across flaunching, brick chimney stacks and lead flashings.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later.

Leave it or get it looked at?

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Roof by roof

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes between one and two hours at a house, as part of a look at the roof around the stack. Surveys in Walthamstow Village can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work

How to book

Advice

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Note any damp on chimney breasts and when it appears
  • File photos of the stacks with your home records
  • Ask about consent before removing a chimney on an older property
  • Have the flue swept and checked if you use the fire

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Honest limits

In fairness, a roof survey has limits:

  • Areas we can’t view from safe positions
  • Whether a stack needs rebuilding on structural grounds
  • Flue inspections or sweeping

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

Walthamstow Village homes and their roofs

Bruce Castle, about 2.9 miles west, is one of the historic houses in the wider area around Walthamstow Village. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces such as Lloyd Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For landlords with property near Walthamstow Central station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for instance near 17 & Central, a dated report on the roof is useful for planning and for any lease discussions.
