Leyton homes and their roofs

Historic houses such as Sutton House, about 2.2 miles south-west, show how far back building in the area around Leyton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Leyton is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Dawlish Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Leyton Midland Road station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Christian Hope Ministries International, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Chimney survey in Leyton

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed damp on a chimney breast inside and cracked or missing flaunching, we can find out what’s behind it, on chimney pots and cowls, chimney breasts and flaunching alike.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Leyton, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Why act early in Leyton

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

Why book with us

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours for a house; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in Leyton moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

Advice

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Look at the chimneys with binoculars after a storm
  • File photos of the stacks with your home records
  • Have the flue swept and checked if you use the fire
  • Leave close inspection to people with safe access

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

What a chimney survey doesn’t cover

A survey is a careful look at the chimney stack, but it cannot do everything. The main limits are:

  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe
  • Flue inspections or sweeping

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

Leyton: your questions answered

I let a flat near Leyton Midland Road station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building.

Can parking be tricky for a visit in Leyton?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

How much does a chimney survey cost in Leyton?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Roof by roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Landlords and letting agents in Leyton book surveys as well as householders. The report gives you a dated record of the chimney stack, with photographs, which helps you plan work between tenancies.
