Leyton: your questions answered

Will parking be an issue for a roof survey in Leyton?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Does a conservation area affect roof work in Leyton?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How do I arrange a roof leak investigation in Leyton?

To book, call 07833 053749 or drop us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

Do you use thermal imaging to find leaks?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

How a roof leak investigation works in Leyton

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’re worried about damp ceilings under a flat roof and water dripping from rafters or underlay, we can find out what’s behind it.

Water getting into a London home often comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Leyton, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. Most surveys take roughly 1–2 hours for most houses, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Have keys ready for side gates, garages or roof access doors
  • Jot down any questions you want answered

Advice

What affects the price in Leyton

We confirm the price for your roof before you book. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • What kind of property and roof it is
  • Dates you are working to, such as exchange

To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Landlord and commercial surveys in Leyton

Businesses and commercial landlords can book us too. Bigger roofs take more time.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Carrying out the fix
  • Leaks that only appear in weather we can’t recreate
  • Whether rotten timbers meet design loads

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • The roof space
  • Chimney stacks
  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers

When to book a survey in Leyton

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

Signs worth acting on include:

  • Leaks that appear only in driving rain
  • Wet patches on loft insulation
  • Staining around the chimney inside
  • Staining where a gutter or parapet meets the wall

Take a building like Dawlish Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before you book

  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos
  • What follow-up you get after the report

What’s in a roof survey

Roof leak investigations in Leyton: local notes

Historic houses such as Sutton House, about 2.2 miles south-west, show how far back building in the area around Leyton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the roof type helps narrow down where water may be getting in.

For an older house near a landmark like Christian Hope Ministries International, lead flashings, valleys and old chimneys are typical places for water to get in. If you live near a park like Leyton Jubilee Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
