Landlord roof survey in Leyton: what you get
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. We’re often asked to look into worn ridges, hips and verges and flashings that have come away, on flat roofs on blocks, converted houses and blocks of flats.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Leyton as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Rented homes, blocks and businesses
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
What happens if roof problems are left?
Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Common questions in Leyton
Is my home in Leyton listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is parking a problem for a survey in Leyton?
Sometimes, yes. If Leyton has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we’ll say so.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.
Who do you carry out landlord roof surveys for?
Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.
Is a landlord roof survey the same as a full building survey?
No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.
How the survey changes by roof type
Party-wall upstands and parapets
Parapet walls often hide gutters behind them. They’re checked where safe access allows.
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. We give them close attention.
What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations or an engineer’s report
- The rest of the building, as a RICS Level 2 or 3 survey would
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.

Landlord roof surveys in Leyton: local notes
With Sutton House about 2.2 miles south-west, Leyton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take an older house close to Christian Hope Ministries International: old fixings, lead flashings and tall chimneys are typical of older roofs. Shop and office owners around 17 & Central may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Leyton Midland Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How the survey works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in Leyton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before the survey
- Check the loft hatch can be reached
- Dig out any old roof reports or invoices
- If it is not your property yet, arrange access through the agent
