Roof leak investigation in Bakers Arms: what you get
Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We’re often asked to look into drips in the loft during heavy rain and condensation that looks like a leak, on flat roof details, slate and tile slopes and chimney stacks.
In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Bakers Arms, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.
Nothing in the report is left vague: where something needs attention, it says so plainly.

Honest limits

- A structural engineer’s report
- Faults hidden behind ceilings or boarding
- Leaks that only appear in weather we cannot recreate

Your questions about roof leak investigations in Bakers Arms
Can parking be tricky for a visit in Bakers Arms?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Do you cover Bakers Arms?
We do. The survey and report are the same in Bakers Arms as anywhere else.
What’s in the report?
A written report with photographs, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Is it a leak or condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.
Will you fix the leak as part of this?
Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
Can you trace a leak in dry weather?
Usually, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
The survey, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. In Bakers Arms, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Have any questions written down, so nothing gets missed
- Check the loft hatch can be reached
How to book
Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- Clear the loft hatch so we can get in
- Mention any plumbing above the damp area
- Photograph the stain each time it appears
- Write down the wind direction and rain when it leaks
Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.
Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
Landlords, agents and block managers in Bakers Arms
Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
Roof by roof
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there frequently show in the rooms on the top floor.
Lead flashings
Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.
What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- House, block, shop or office
- Features like valleys, chimneys, dormers and parapets
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Booking your survey
A little information up front helps. It helps to include:
- What made you get in touch
- Where any leaks, stains or damp patches show inside
- When you need the report by
- Whether there is a loft hatch, a shared roof or tricky access
We confirm the exact price before booking, so you know the cost up front. Prices start from £150, including VAT. To book, call 07833 053749 or use the contact form.
Bakers Arms roofs and the weather
The wider area around Bakers Arms has a long history of building, with Sutton House about 2.5 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Bakers Arms is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the roof type helps narrow down where water may be getting in.
Trees in and around Leyton Jubilee Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take an older house close to St Stephen's: the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Leyton Midland Road station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
