Gutter survey in Little Ilford: what you get
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. If you’re worried about leaks at the gutter joints and overflowing valley or parapet gutters, a survey will tell you what’s going on.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Little Ilford has one, it needs checking from somewhere that can actually see it.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

FAQs for Little Ilford
How do I find out if my home in Little Ilford is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is parking a problem for a survey in Little Ilford?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
How long will you be on site?
A visit normally takes an hour or two at most homes, though large, tall or awkward roofs take more time. We will give you an idea when you book.
Can you tell me if my old gutters contain asbestos?
No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
When is the best time for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will you go up on the roof?
Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you need a gutter survey in Little Ilford?
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
We are often asked to look at:
- Fascia boards damaged by overflowing water
- Brackets that have dropped or snapped
- Overflowing valley or parapet gutters
- Blocked outlets and hoppers
If you look after a shop, office or commercial unit, for instance near Stratford Centre, a dated report on the roof is useful for planning and for any lease discussions.
Before booking anyone
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What happens after the report arrives

Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your roof before booking.

How the survey changes by roof type
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.
How it works
Once we have finished looking, we write up our findings in a report with photographs. On timing, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- For flats, make sure roof access has been agreed
- Tell us about any leaks, stains or damp patches you know of
- Make sure we can get to the back of the property
How to book
Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
Advice
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
What a gutter survey looks like in Little Ilford
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Valentines Mansion, about 1.5 miles north, show how far back building in the area around Little Ilford goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Landlords with a home close to Manor Park station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Loxford Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
