About our flat roof survey in Little Ilford

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. If you’ve noticed splits, cracks and crazing and loose or cracked edge trims, a survey will tell you what’s going on.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Little Ilford shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

The report records the flat roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

How we price flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

We’ll usually ask about:

  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • What made you get in touch

You can call us seven days a week. For a price or to book, call 07833 053749 or email us.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so in Little Ilford we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed

Advice

Different roofs, different checks

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Local flat roofs in Little Ilford

Little Ilford has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. About 1.5 miles north lies Valentines Mansion, a reminder of how long the area around Little Ilford has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Sir John Heron Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you run a business near Stratford Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. For hotels and guest houses around Little Ilford, a roof problem found early is far less disruptive than one found by a guest.

Questions from Little Ilford

Can parking be tricky for a visit in Little Ilford?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Little Ilford?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How many years has my flat roof got left?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or use the contact form.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Note any new marks on ceilings beneath the roof
  • Keep people off the roof unless they need to be there
  • Book a survey every few years
  • Check from a window for ponding after heavy rain

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.
