Flat roof surveys in Barking: local notes

The wider area around Barking has a long history of building, with Eastbury Manor House about 0.1 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to St Patrick's Church: the flat roofs on later extensions tend to wear out long before the main roof. For a London address like Barking, it is useful to know about controlled parking before the day.

Flat roof survey in Barking

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We survey upstands and outlets, single-ply membranes and mastic asphalt, and common reasons people get in touch are dips that suggest the deck is deflecting and raised blisters across the surface.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Barking, the roof above may belong to the building rather than one flat.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber

Do you need a flat roof survey in Barking?

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.

A survey can pick up problems like:

  • Failed seals around rooflight kerbs
  • Blocked or damaged outlets
  • Splits and cracks in the covering
  • Dips that suggest the deck is deflecting

If you look after a building such as Eastbury Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

  • Are they insured for the work?
  • What happens after the report arrives
  • Will the report include photos?

What to expect from a roof survey

Landlord and commercial surveys in Barking

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Barking, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Tell us about parking before the day

How we price flat roof surveys

We confirm the exact price before you book. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What we need to know

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • The address and postcode of the property

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

FAQs for Barking

Is my home in Barking listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Barking?

It depends on the street. If Barking has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The report is sent afterwards by email.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your survey before you book, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or drop us an email.
