What affects the price in Aldersbrook

Several things affect the price of a survey:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage

Booking is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

About our roof leak investigation in Aldersbrook

Our roof leak investigations cover Aldersbrook and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, and then ring 07833 053749 or email us. Common reasons to book are leaks at a dormer or roof window and drips in the loft during heavy rain, across rooflights and dormers, flat roof details and lead flashings.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we’re given access to in Aldersbrook, inside and out. Let us know when the water shows, and in what kind of weather.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What a roof leak investigation doesn’t cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s under the covering or behind the plaster
  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Chimney stacks
  • Lead flashings

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

How to prepare

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it’s shared
  • Leave side gates unlocked

Advice

Wind, rain and roofs in Aldersbrook

Valentines Mansion, about 1.5 miles north-east, is one of the historic houses in the wider area around Aldersbrook. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Different coverings let water in at different points, which shapes where the search starts.

Take an older house close to Church of St Gabriel: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Shop and office owners around Stratford Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters. If you live near a park such as Valentines Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Leave it or get it looked at?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. That’s often what breaks the cycle. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Common questions in Aldersbrook

Do you cover Aldersbrook?

We do. Every survey there gets the same written report with photographs.

Can parking be tricky for a visit in Aldersbrook?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Does the investigation include the repair?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Is there anything I need to do ahead of the visit?

Make sure the loft can be reached. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

What we look for on each type of roof

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see.
