Roof leak investigation in Wanstead: what you get

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. Patching the spot above the stain frequently misses the real cause. Finding the route first lets the repair go where it is needed. If you’re worried about damp underlay across a wide area and damp on a chimney breast, a survey will tell you what’s going on, on flat roof details, rooflights and dormers and lead flashings alike.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Wanstead, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Common questions in Wanstead

Do you cover Wanstead?

Yes, Wanstead is one of the places we work. The survey and report are the same in Wanstead as anywhere else.

Is my home in Wanstead listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or email us.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you find a leak when it isn’t raining?

In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

What will the report tell me?

A report with photographs, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What we look for on each type of roof

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.

Roof leak investigations in Wanstead: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering and its details give the first clues when tracing where water is coming from. Valentines Mansion, about 1.6 miles east, is one of the historic houses in the wider area around Wanstead. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For site and facilities teams at buildings such as Wanstead Church School, on a building that size, finding the source of a drip means looking well beyond the stain. Homes near green spaces like Valentines Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. The streets around a church like Wanstead United Reformed Church are frequently among the oldest in a place, and if your house is among the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What happens on the day

Every roof is different; as a rough guide, the survey takes about one to two hours on an ordinary house, or half a day or so for a commercial building. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Check the loft hatch can be reached
  • If it isn’t your property yet, arrange access through the agent
  • Let us know about parking near the property

Why it’s worth a survey now in Wanstead

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Carrying out the fix
  • Faults hidden behind ceilings or boarding
  • Structural calculations (that is a structural engineer’s job)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Valleys and parapet gutters
  • The roof space
  • Lead flashings
  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Rooflights and dormers

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Surveys for landlords and agents in Wanstead

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
