Roof leak investigations near South Woodford

Roof by roof

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Roof leak investigation in South Woodford

We investigate roof leaks in South Woodford and across London and the South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or email us. If you’ve noticed water marks that spread in wet weather and water coming in around a roof light or dormer, we can find out what’s behind it.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it’s useful to know whether damage is old or new. That’s as true in South Woodford as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two on an ordinary house, or half a day or so for a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in South Woodford we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Jot down any questions you want answered
  • Check the loft hatch can be reached
  • Let us know about parking before the day

Honest limits

A survey is a close look at the leaking roof, but it cannot do everything. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • Water from pipes, tanks or heating systems
  • Putting the leak right

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

What happens if roof problems are left?

Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Useful tips for South Woodford property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Catch drips in a bucket and protect the floor
  • Keep a photo record of the damp patch
  • Move stored items away from the hatch
  • Mention any plumbing above the damp area

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Your questions about roof leak investigations in South Woodford

Do you cover South Woodford?

Yes, South Woodford is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or use the contact form and tell us about the property.

Is parking a problem for a survey in South Woodford?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or use the contact form.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Roof leak investigations in South Woodford: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in. About 2.3 miles south-east lies Valentines Mansion, a reminder of how long the area around South Woodford has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Oakdale Infants' School will know that tracing a leak on a big roof starts with where the water appears and works back. If you live near a park such as The Highams Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For landlords with property near Wood Street station, a tenant living with a leak needs the cause found, not just the stain painted over.
