- Slipped, cracked or missing slates and tiles
- Cracked mortar along the ridge
- Water stains on rafters and ceiling joists
What a survey costs
A few things affect what a survey costs:
- Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
Helping us price your survey
Getting the details right at the start saves time. It is useful to include:
- Dates you’re working to, such as exchange
- Access details, such as a loft hatch or a shared roof
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.
About our roof survey in Wanstead
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey natural slate, lead flashings and ridges, hips and valleys, and people most often book us about crumbling chimney pointing or cracked flaunching and blocked, sagging or leaking gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Wanstead has one, it needs checking from somewhere that can actually see it.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Move stored items away from the loft hatch
- Leave roof access to professionals
- Hold on to the report for future surveys
- Check the roof from ground level after storms
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
FAQs for Wanstead
Do you survey roofs for landlords with property near Leytonstone High Road station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Does a conservation area affect roof work in Wanstead?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.
Will you climb onto the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

How the survey works
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Note where any stains or damp appear
- Move anything stored under the loft hatch

Advice
Wanstead homes and their roofs
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.6 miles east lies Valentines Mansion, a reminder of how long the area around Wanstead has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Leytonstone High Road station, the gap between tenancies is a good time to have the roof looked at. If you live near a park such as Valentines Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Anyone responsible for a site like Wanstead Church School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Why it’s worth a survey now in Wanstead
Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
