Electronic leak detection in Cranbrook

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof can’t be tested. We survey flat roof membranes, roof terraces and balconies and green roofs, and the problems we’re asked to look at most are a flat roof leak that can’t be traced and patched roofs that still leak.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Cranbrook, the flat roof is frequently a shared part of the building.

Where we can’t see part of the flat roof membrane, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Cranbrook: your questions answered

Is my home in Cranbrook listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover commercial flat roofs around Cranbrook?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How does ELD work?

The waterproofing membrane normally stops an electrical current, so wherever there is a hole, it passes through. That’s how we locate breaches you can’t see.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What’s the price of ELD?

Electronic leak detection is quoted for your roof, because the method depends on the roof. The price depends on the roof’s size and build-up. To get a quote, call 07833 053749 or send us an email.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Leaks from walls, copings or rooflights
  • Build-ups without a suitable layer below
  • Carrying out the repair work

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial flat roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs
  • Roof terraces and balconies

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. In Cranbrook, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Before we arrive

  • Point out any leaks or damp patches
  • If you’re buying, check with the agent that we can get in
  • Tell us about parking before the day

Advice

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Surveys for landlords and agents in Cranbrook

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Keep a note of leaks after rain
  • Do not keep patching the same spot
  • Keep outlets clear of debris
  • Ask contractors to protect the membrane

Questions about the results are welcome. We will explain what was found and what it means.

Check contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.

Common roof problems in Cranbrook

When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs though it depends on the layers.

Typical things we are asked to look at include:

  • Holes around roof penetrations
  • Leaking laps in the waterproofing
  • Patched roofs that still leak
  • Damage from equipment installers

If you live in an older home near St Clement's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Before you book any roof surveyor

  • What the report includes, and whether it has photographs
  • Whether the inside of the roof is included
  • When you’ll get the report
  • What follow-up you get after the report

What a good roof survey covers

What electronic leak detection looks like in Cranbrook

Cranbrook has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. With Valentines Mansion about 0.5 miles north, Cranbrook sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you run a hotel or guest house in or near Cranbrook, a roof problem can mean rooms out of use. For site and facilities teams at buildings like The Ursuline Academy Ilford, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
