Drone roof survey in Cranbrook

From the air, the outer surfaces are clear, but it cannot see inside. We check the loft from inside where it is safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft cannot be reached safely, we note it. Common reasons to book are loose ridge and hip tiles and hidden gutters full of leaves, on tall and steep roofs, fragile roofs and large and complex roofs.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at, in Cranbrook as anywhere. Mention access, height and anything unusual about the building as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

How the survey changes by roof type

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. The drone covers the roof area by area, so nothing is skipped.

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we will plan the survey around it.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours at a typical home, or half a day or so for a commercial building. In Cranbrook, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Keep pets indoors during the flight
  • Be ready to move the date if the weather turns
  • Let us know what you want to see
  • Clear the loft hatch so we can check inside too

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem, so their quotes cover the same ground.

Plan a drone survey every few years for tall or large roofs. Comparing surveys shows what is wearing, and early repairs keep water out.

What a drone roof survey doesn’t cover

It is useful to know what a survey will not do before booking:

  • Whether the roof structure meets design loads
  • Roofs and gardens beyond the one we are surveying
  • Photos in conditions too poor to fly

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Cranbrook questions

Is parking a problem for a survey in Cranbrook?

Sometimes, yes. If Cranbrook has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Are there drone restrictions around Cranbrook?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London City Airport comes within about 2 miles of Cranbrook. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

Do you work in Cranbrook?

Yes, we do. We carry out drone roof surveys in Cranbrook.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you check the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
