Your questions about gutter surveys in Seven Kings

Will parking be an issue for a roof survey in Seven Kings?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

How do I find out if my home in Seven Kings is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Gutter survey in Seven Kings

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed leaks at the gutter joints and gutters full of debris and silt, a survey will tell you what’s going on, on parapet and box gutters, eaves gutters and valley gutters alike.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Seven Kings with this kind of roof, the hidden gutter is one of the first things to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

How it works

Every roof is different, but as a rough guide the survey takes an hour or two at most homes, and longer for a large or complex roof. If you have questions on the day, just ask. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Get the gutters cleaned out every year
  • Look for new stains on ceilings below valleys after rain
  • Check that downpipes are firmly fixed to the wall
  • Have overhanging branches cut back

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.

Local roofs in Seven Kings

With Valentines Mansion about 1.4 miles west, Seven Kings sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Downshall Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Signs you need a gutter survey in Seven Kings

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

These are some of the problems a survey can pick up:

  • Hoppers and outlets full of debris
  • Joints that drip after rain
  • Gutters full of debris and silt
  • Valley or box gutters that overflow inside

If you live near a park such as South Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

  • Their drone registration, if they fly one
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
