Independent thermal roof surveys in Redbridge

Roof by roof

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Thermal roof surveys for homes and businesses in Redbridge

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’ve noticed damp around roof outlets and upstands and stains that keep coming back, we can find out what’s behind it, whatever the roof.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Redbridge is checked before any drone flight, and where permission is needed, the flight waits for it.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What a thermal roof survey looks like in Redbridge

With Valentines Mansion about 0.7 miles south-east, Redbridge sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Andrew: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. As a London address, Redbridge can be tricky for parking: let us know about permits, visitor bays or off-street space as you book, as a space near the door can’t be promised.

Redbridge is about 2 miles north-east of Forest Gate, in Greater London. Bookings from Redbridge are handled just like any other: get in touch, agree the price and pick a day. Redbridge is one of the places in Greater London where we work for thermal roof surveys. London is in our area too.

We cover every part of IG4, IG1 and IG2 for thermal roof surveys and the streets around it. Streets in the area include Fowey Avenue, Beehive Lane and Wycombe Road. Close by, we survey roofs in Gants Hill (1 mile east), Cranbrook (1 mile south-east), Wanstead (1 mile west), Aldersbrook (1 mile south-west) and Newbury Park (1 mile east). Within a short drive, we also cover London (8 miles south-west), City of Westminster (10 miles south-west), Marylebone (9 miles south-west), Kensington (12 miles south-west), St Pancras (8 miles south-west) and Shoreditch (7 miles south-west).

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A formal energy assessment
  • Confirming water without moisture readings
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Pitched roof slopes

Surveys for landlords and agents in Redbridge

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

When to book a survey in Redbridge

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Look out for signs like these:

  • Damp that repairs haven’t cured
  • Moisture around outlets and upstands
  • Areas of a flat roof that may hold water
  • Damp where roofs meet walls and chimneys

If you look after a building such as Redbridge Primary School, thermal images can show where wet insulation sits under a big flat roof.

What to expect from a roof survey

What a survey costs

All our prices include VAT. The things that change the price are:

  • How big the roof is
  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Where the property is, with the postcode
  • Dates you are working to, like exchange

Getting a price is simple: just call 07833 053749 or send us an email, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

The survey, step by step

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, it usually takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Redbridge runs like any other.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Tell us where we can park nearby
  • Keep pets inside or away from the areas we’re looking at
  • Have any paperwork from past roof work to hand

Advice

Questions from Redbridge

Can you fly a drone over a roof in Redbridge?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Will parking be an issue for a roof survey in Redbridge?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

What can thermal imaging tell me about my roof?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Is thermal imaging good for finding leaks?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
