Electronic leak detection in Fairlop: what you get

Electronic testing locates holes in the waterproofing but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. We’ll point you to the likely next step. Common reasons to book are new membranes needing a check before handover and leaks through a flat roof with no obvious cause, across single-ply roofs, green roofs and flat roof membranes.

Flat roofs in smaller places like Fairlop can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What a survey costs

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.

What to let us know when you contact us

Before you get in touch, it is useful to have:

  • Your timetable, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat

Booking is simple: just call 07833 053749 or send us an email, tell us about the property and we will suggest the right survey. The price is agreed up front.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Some conductive membranes
  • Fixing the holes we find
  • How wet the insulation is

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Practical tips

These tips come from what we see on roofs every week:

  • Get leaks traced quickly
  • Have roof specifications to hand
  • Record dates and spots where water appears
  • Consider ELD before paving or planting goes on

You receive a report showing where each breach was found, with photos. Your roofer uses it to carry out repairs.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

What happens on the day

After the inspection, everything we found is written up as a written report with photos. On timing, most surveys take a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. Being in a smaller place like Fairlop does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Getting ready for the survey

  • Jot down any questions you want answered
  • Make sure we can get to the back of the property
  • Keep pets inside or away from the areas we are looking at

What is electronic leak detection?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through so we can pinpoint it.

Does ELD work under paving or planting?

Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We’ll discuss it before we quote.

How the survey changes by roof type

Bitumen roofs can often be tested electronically, depending on what’s below.

Green and ballasted roofs

Some layers may need lifting for testing. We discuss this before quoting.

Flat roofs in Fairlop

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Valentines Mansion about 2.1 miles south, Fairlop sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Seven Kings station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Fairlop Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near St Francis of Assisi, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
