What affects the cost of electronic leak detection

Prices always include VAT. What changes the price is:

  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • The size of the roof

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Booking your survey

We’ll usually ask about:

  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Anything about access we should know
  • Any deadline, like an exchange date

Electronic leak detection for homes and businesses in Epping

Some flat roofs cannot be tested electronically. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. We’ll say if ELD won’t work on your roof at the start. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. We survey green roofs, commercial flat roofs and roof terraces and balconies, and people most often book us about breaches around outlets and penetrations and breaches hidden under paving or planting.

Around Epping, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

After the visit, you get a report with photos, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Leaks from plumbing or windows
  • Build-ups without a suitable layer below
  • How wet the insulation is

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

What we check

  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs
  • Commercial flat roofs

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What electronic leak detection looks like in Epping

Epping has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Historic houses like Hill Hall, about 2.5 miles south-east, show how far back building in the area around Epping goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

A roof leak in a hotel or guest house around Epping means lost rooms as well as repairs, so it pays to find faults before guests do. If yours is one of the older homes in the streets near Church of St John the Baptist, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Epping Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. Parking around Epping is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Related advice

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Do not leave water getting in
  • Test new membranes before covering them
  • Avoid repeated repairs without finding the cause
  • Ask contractors to protect the membrane

If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that and other checks can help judge it.

Clear flat roof outlets regularly. Standing water puts more pressure on any weak point.

Questions from Epping

Can you look at the flat roof of a hotel or office near Epping?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Does a conservation area affect roof work in Epping?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What does the report include?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Does ELD include fixing the breach?

No. ELD is testing only. The report shows where each breach is for your roofer to repair.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. You’ll know roughly how long before we start.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or use the contact form.
