  • Leaks into upper flats

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Landlord roof surveys for homes and businesses in Epping

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we’ll say what we need when booking. Any part we couldn’t reach is noted in the report. Common reasons to book are ceiling stains reported by tenants and leaking joints at party walls, on shared roofs, gutters and downpipes and rented houses.

Trees around homes in smaller places like Epping drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Keep past survey reports with the building’s records
  • Get legal advice on lease responsibilities
  • Book gutter clearing at least once a year
  • Tell tenants when we are coming

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Epping homes and their roofs

In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. Hill Hall, about 2.5 miles south-east, is one of the historic houses in the wider area around Epping. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Epping Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Thornwood Common Flood Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take an older house close to Church of St John the Baptist: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Epping questions

How do I find out if my home in Epping is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Epping in the area you cover?

Yes, Epping is one of the places we work. The survey and report are the same in Epping as anywhere else.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

What access do you need for a block roof survey?

We may do. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How much time does the visit need?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • The structure in the way a structural engineer would assess it
  • Areas behind locked flats or blocked hatches
  • A full building survey of every part of the property

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Gutters and downpipes
  • Shared roofs

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes about 1–2 hours for a single let house, with blocks of flats taking longer. Parking around Epping is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent
  • For flats, check roof access has been agreed

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.
