About roof surveys in CM16

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. Common reasons to book are ponding, splits or blisters on flat roofs and ridge tiles that have lifted or moved, on natural slate, lead flashings and chimney stacks.

After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take about 1–2 hours at a typical home, and more on a big or complicated roof.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Prices in CM16

Roof surveys across CM16: local notes

In CM16, our roof surveys work takes in owners, landlords and managing agents, in Epping, North Weald Bassett and Theydon Bois and well beyond. Every report comes with photographs and written recommendations.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in CM16 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Epping: For site and facilities teams at buildings such as Epping Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Hill Hall, about 2.5 miles south-east, is one of the historic houses in the wider area around Epping. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.

We survey roofs for landlords and agents as well as homeowners. A report with photographs gives you a clear record of the roof, useful for planning maintenance.

Before and after the survey

From years of surveys, a few habits stand out:

  • Do not climb onto the roof yourself
  • Mention any damp patches when you book
  • Keep a record of damp patches and dates
  • Watch for slipped slates after bad weather

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Don’t block the vents at the eaves. Condensation builds up when air can’t move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.

What we’re asked to look at in CM16

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.

Typical things we’re asked to look at include:

  • Crumbling chimney pointing or cracked flaunching
  • Slipped, cracked or missing slates and tiles
  • Debris building up in roof valleys
  • Ponding, splits or blisters on flat roofs

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Whether the roof structure meets design loads
  • A promise that the roof won’t leak in future
  • Walls, floors and services below the roof

Questions from CM16

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How long does a roof survey take?

The visit normally takes an hour or two for most homes, depending on how many separate roofs there are. We will confirm what to expect when we arrange the visit.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
