Leave it or get it looked at?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. Where a roof is exposed, as many are in small places like Steward's Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What you get with us

  • Drones and thermal imaging where it applies
  • Photographs and a written report every time
  • Over 5,000 surveys carried out

Roof surveys for homes and businesses in Steward's Green

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. Typical surveys look at debris building up in roof valleys and torn or sagging underlay, across flat roofs, clay and concrete tiles and lead flashings.

Some older homes in villages like Steward's Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What happens on the day

Once we have finished looking, we write up our findings as a report with photographs. As for time on site, it normally takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Steward's Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
  • For flats, check roof access has been agreed

Advice

Before and after the survey

Here are a few things we’d tell any owner:

  • Watch for slipped slates after bad weather
  • Let us know about past leaks
  • Take photos of any leaks as they happen
  • Move stored items away from the loft hatch

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What a roof survey looks like in Steward's Green

Historic houses like Hill Hall, about 1.6 miles south-east, show how far back building in the area around Steward's Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Steward's Green is about 3 miles from North Weald Airfield. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

Anyone responsible for a site like Ivy Chimneys Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Questions from Steward's Green

How do I find out if my home in Steward's Green is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Steward's Green within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Do you need a roof survey in Steward's Green?

Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is frequently mistaken for a leak, and it needs a different fix.

Things that frequently lead to a survey include:

  • Crumbling chimney pointing or cracked flaunching
  • Ridge tiles that have lifted or moved
  • Valley linings that have cracked or split
  • Gaps in the roof where coverings have gone

Take an older house close to Church of St John the Baptist: old fixings, lead flashings and tall chimneys are typical of older roofs.
