Thermal roof survey in Steward's Green: what you get

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. It works best when the building is heated and it’s colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. Common reasons to book are leaks far from where the stain appears and gaps in loft insulation, on insulated roof spaces, ceilings below the roof and commercial roofs.

In a village or hamlet like Steward's Green, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey normally takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In a hamlet or village like Steward's Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • For flats, make sure roof access has been agreed
  • Let us know about parking before the day

Do you need a thermal roof survey in Steward's Green?

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that’s moving quickly.

Typical things we’re asked to look at include:

  • Ceilings that feel colder in places
  • Leaks that are hard to trace
  • Moisture around outlets and upstands
  • Damp patches with no obvious cause

Hill Hall lies about 1.6 miles south-east, so building around Steward's Green goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Questions to ask before you book

  • Which limits apply to the survey
  • Are they insured for the work?
  • Their track record with similar roofs
  • Whether the price includes VAT

What a roof survey includes

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

What affects the price in Steward's Green

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

Here’s what helps us most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Your questions about thermal roof surveys in Steward's Green

Is drone flying allowed in Steward's Green?

Typically it comes down to two things: the airspace at the address and the weather. Steward's Green is about 3 miles from North Weald Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is my home in Steward's Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do you work in Steward's Green?

Yes, we do. Steward's Green is part of the area we cover.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us as you book.

Do you take photos of the roof?

Yes. Photos are part of every report.

Flying and imaging in Steward's Green

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. There are several hotels within about a mile and a half of Steward's Green. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once.

If your house is among the older ones in the streets near Church of St John the Baptist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings such as Ivy Chimneys Primary School, a view from above covers a wide roof far faster than walking it.
