Honest limits

It is useful to know what a survey will not do before you book:

  • Insulation values or heat loss calculations
  • Whether the deck or roof structure is strong enough
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Thermal roof surveys for homes and businesses in Theydon Garnon

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We survey insulated roof spaces, flat roofs and loft conversions, and common reasons people get in touch are areas of a flat roof that may hold water and leaks that are hard to trace.

In a small place like Theydon Garnon, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep outlets and gutters clear to stop water sitting
  • Talk to us about the weather when booking
  • Move stored items away from the loft hatch
  • Keep the heating on as usual before a heat loss survey

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a small place like Theydon Garnon, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building

Drones, thermal imaging and Theydon Garnon roofs

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. Theydon Garnon is about 2 miles from Stapleford Aerodrome. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

With Hill Hall about 1.2 miles east, the area around Theydon Garnon has a long history. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. If you look after a building such as Theydon Bois Primary School, a view from above covers a wide roof far faster than walking it. If yours is one of the older homes in the streets near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Theydon Garnon is about 3 miles north-east of Loughton, in Essex. Theydon Garnon is part of the area we cover across London and South East England. Theydon Garnon is one of the places in Essex where we work. London is in our area too.

Theydon Garnon: your questions answered

How do I find out if my home in Theydon Garnon is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Theydon Garnon within the area you cover?

Yes, Theydon Garnon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is thermal imaging good for finding leaks?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone cannot prove a leak.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Different roofs, different checks

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, when the conditions allow.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.
