The lease usually decides who is responsible for the roof and who pays. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. If you’ve noticed chimney stacks in poor repair and gutters overflowing onto walls, we can find out what’s behind it.

In a small place like Steward's Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report records the let or shared roof as we found it on the day. It is useful straight away, and a good reference for later.

Steward's Green: your questions answered

Will you come out to Steward's Green?

Yes. Steward's Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in Steward's Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Who typically books a landlord or block roof survey?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.

Will the survey cover the whole building?

No, it’s a roof survey. It is not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.

Do you need access to all the flats?

That depends on the layout. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We’ll confirm what we need as you book.

How we price landlord roof surveys

Every price we give includes VAT. Prices start from £150, including VAT. You will know the exact price before booking.

  • What kind of property and roof it is
  • How the loft is reached, if there is one

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, ring 07833 053749 or drop us an email.

What a landlord roof survey looks like in Steward's Green

With Hill Hall about 1.6 miles south-east, Steward's Green sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark like Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Steward's Green is about 4 miles north-east of Loughton, in Essex. If you are in Steward's Green, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Essex, large and small. There is also a page for London.

When to book a survey in Steward's Green

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.

A survey makes sense if you’ve noticed:

  • Flashings that have come away
  • Cracked or leaning shared chimneys
  • Standing water on a flat roof
  • Worn ridges, hips and verges

Anyone responsible for a site like Ivy Chimneys Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • What follow-up you get after the report
  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

Surveys for landlords and agents in Steward's Green

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Roof by roof

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there’s safe access looking for water marks and gaps.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes where they can be seen.

Why it is worth a survey now in Steward's Green

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. In a place like Steward's Green, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Why us?

  • A written report with photos
  • Drones and thermal imaging where applicable
  • An independent view of the roof
  • PI and public liability insurance

Take a look at what a roof survey costs and two real surveys.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Steward's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Check we can get to the back of the property
  • Check the loft hatch can be reached
