Landlord roof surveys for Harlow homes and businesses

How the survey changes by roof type

Roof spaces and lofts

The roof space shows a lot about a roof’s condition. We go into the loft where it is safe looking for water marks and gaps.

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected as far as can be seen safely.

About our landlord roof survey in Harlow

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. We survey converted houses, gutters and downpipes and rented houses, and common reasons people get in touch are blocked gutters over flats and mortar falling from ridges and verges.

Harlow mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes frequently keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

After the visit, you get a report with photographs, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we cannot see

To be straight with you, a roof survey has limits:

  • The structure in the way a structural engineer would assess it
  • Confirming asbestos in older roof materials
  • Legal advice on leases or service charges

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

Your questions about landlord roof surveys in Harlow

Is my home in Harlow listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can a landlord with a rental near Harlow Town station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How long does the survey take?

It normally takes about 1–2 hours for most houses, and longer for a large or complex roof. The written report follows by email.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. In Harlow, parking is rarely complicated, though it’s useful to know about driveways or restrictions. The inspection covers what can safely be seen from outside, from windows and from the roof space, and from the roof itself where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you in advance.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street

Common roof problems in Harlow

On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. A condition report gives everyone the same starting point.

A survey can pick up problems such as:

  • Cracked or lifting flashings
  • Loose ridge or hip tiles
  • Damp or stains in top-floor flats
  • Damaged pots and flaunching

Anyone responsible for a site like Cooks Spinney Primary Academy and Nursery will know that large buildings have long gutter runs and big roofs that need checking like any other.

Before you book any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos
  • Whether VAT is in the quoted price

What a roof survey includes

Landlord roof surveys around Harlow

In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. Harlow was built as one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

Homes near green spaces such as Harlow Marsh can get more leaves in their gutters in autumn. If your house is among the older ones in the streets near St Andrew's Methodist Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
