Landlord roof survey in Bush Fair: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed damaged pots and flaunching and parapets and upstands in poor repair, we can find out what’s behind it.

Houses in smaller places like Bush Fair can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Roofs, chimneys and gutters in Bush Fair

Older buildings in Essex frequently have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you let a flat or house near Harlow Town station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like St Stephen, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two for a single let house, with blocks of flats taking longer. For a survey in Bush Fair, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand
  • Keep pets in another room

What we can’t see

In fairness, a roof survey has limits:

  • Roof areas we weren’t given access to
  • Who pays under the lease (that is a legal question)
  • Walls, floors and services beyond the roof

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

Roofs we survey in Bush Fair

  • Rented houses
  • Flat roofs on blocks
  • Shared roofs
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes

For landlords and managing agents

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we will plan the survey around it.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Signs you need a landlord roof survey in Bush Fair

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.

Typical things we are asked to look at include:

  • Slipped or missing slates and tiles
  • Damaged party-wall upstands or parapets
  • Cracked or leaning shared chimneys
  • Ceiling stains reported by tenants

Trees in and around Hawkenbury Meadow shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

FAQs for Bush Fair

Will you come out to Bush Fair?

We do. Villages and rural addresses get the same survey as a town house.

I let a flat near Harlow Town station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What affects the cost of landlord roof surveys

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

If you can, have these to hand when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it’s booked, so you know where you stand. Landlord roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
