Gutter survey in Bush Fair
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. If you’re worried about soffits marked by water and cracked or loose downpipes, we can find out what’s behind it, whatever the roof.
In a smaller place like Bush Fair, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof often fail before good slates or tiles do.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Include valley, parapet and box gutters when clearing
- Have gutters cleared at least once a year
- Look for downpipes coming loose
- Note any damp stains below the gutters
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.
What we look for on each type of roof
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Gutter surveys around Bush Fair
Harlow, which Bush Fair is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
The streets around a church like St Stephen are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Pear Tree Mead Academy: a written record of a large roof helps plan work for the holidays rather than in term time.
Bush Fair is about 1 mile south of Harlow, in Essex. We cover Bush Fair and the rest of Essex. Across Essex, we cover Bush Fair. We also survey roofs in Chelmsford.

What we do, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes between one and two hours for a house, or half a day or so for a commercial building. A visit to a smaller place like Bush Fair is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- First, you let us know what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The roof space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
Before we arrive
- If you’re buying, let the agent know when we are coming

Your questions about gutter surveys in Bush Fair
My home in Bush Fair has a flat-roofed garage or porch. Is it worth having that looked at?
Typically, yes: let us know about it when booking so the visit can include it. Flat-roofed garages and porches are common in new towns like Harlow, and older felt coverings may be near the end of their life.
Do you cover smaller places like Bush Fair?
Yes, Bush Fair is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
What does a gutter survey cost?
Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or use the contact form.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
How long will you be on site?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
What a gutter survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
- What’s behind fascias and inside walls
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.
What we check
- Fascias and soffits
- Valley gutters
- Outlets and hoppers
- Downpipes
- Parapet and box gutters
- Eaves gutters
Signs you need a gutter survey in Bush Fair
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.
A survey can pick up problems such as:
- Gutters packed with leaves or moss
- Brackets that have dropped or snapped
- Leaks at the gutter joints
- Choked outlets or hopper heads
Trees in and around Hawkenbury Meadow shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
