Gutter survey in Latton: what you get
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’re worried about rotten fascias or stained soffits and gutters full of debris and silt, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Latton may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Latton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Keep pets out of the way during the survey
- Mention any parking restrictions on your street

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

How we price gutter surveys
A few things affect what a survey costs:

- Building height and the viewpoints available
- Commercial roofs and larger buildings
- How many separate roofs there are, such as extensions, dormers and garages
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Latton: your questions answered
Is my home in Latton listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Harlow Town station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
What happens next?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or send us an email.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What happens if roof problems are left?
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now usually keeps the fix smaller. Around Latton, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.
To find out what your survey will cost, call 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

Gutter surveys in Latton: local notes
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Latton is part of Harlow, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.
Anyone responsible for a site like Church Langley Community Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Harlow Town station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
