Gutter surveys in Waltham Abbey

Gutter survey in Waltham Abbey

We carry out gutter surveys in Waltham Abbey as part of our cover across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the loft space. A visit usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Afterwards, you get a written report with photos and recommendations. Common reasons to book are soffits marked by water and overflowing valley or parapet gutters, across parapet and box gutters, eaves gutters and outlets and hoppers.

Around Waltham Abbey, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Let us know as you book if you know of anything shared with next door.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

How the survey changes by roof type

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We look at the joints, brackets and falls.

Box and secret gutters

Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits
  • Pipes below ground level

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Roofs, chimneys and gutters in Waltham Abbey

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 3.6 miles west lies Forty Hall, a reminder of how long the area around Waltham Abbey has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take a building like Waltham Holy Cross Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Gunpowder Park shed leaves that can end up in nearby gutters. The streets around a church like Waltham Abbey Church are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Waltham Abbey

Do you cover Waltham Abbey?

Yes, Waltham Abbey is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is my home in Waltham Abbey listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Leave it or get it looked at?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. On a house in a town like Waltham Abbey, wet loft insulation stops working and can stay damp for a long time. That is an extra cost on top of the roof work itself.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Gutter survey starts from £150, including VAT.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. A survey in Waltham Abbey needs access inside and out, including the loft hatch and any rooms with damp. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Check the loft hatch can be reached
  • Keep pets inside or away from the areas we’re looking at
  • Point out any leaks or damp patches
