Independent gutter surveys in Sewardstone

Gutter survey in Sewardstone

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We’re often asked to look into water backing up from a hidden gutter and sagging gutters and loose brackets, on downpipes, outlets and hoppers and valley gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Sewardstone with this kind of roof, the hidden gutter is one of the first things to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Landlords, agents and block managers in Sewardstone

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The inside of a downpipe along its whole length
  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Sewardstone, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Sewardstone homes and their roofs

Forty Hall, about 2.8 miles west, is one of the historic houses in the wider area around Sewardstone. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Prince of Wales Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Enfield Lock station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For a London address like Sewardstone, it helps to know about controlled parking before the day, along with any off-street space.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Have gutters cleared at least once a year
  • Keep climbers away from the eaves
  • Look out for overflows when it pours
  • Include valley, parapet and box gutters when clearing

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
