Our roof survey service in EN9
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We’re often asked to look into blocked, sagging or leaking gutters and flashings that have come away from the wall, on lead flashings, flat roofs and natural slate.
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for most houses, and longer for a large or complex roof.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.

What’s near Waltham Abbey
In Waltham Abbey, that means homes and buildings near Belini pub, King Harold Business & Enterprise Academy and Gunpowder Park. You’ll also find Waltham Holy Cross Primary School (within half a mile north-west) and Waltham Abbey Church (0.6 miles west). Waltham Abbey’s nearest station is Waltham Cross station, roughly 1.6 miles west. Well-known places in the area include St Michaels Hospital (4.4 miles west) and The Epping Forest Museum (3.6 miles south). Green spaces nearby include Home Mead and Bowyer's Water.
Roofs, chimneys and gutters across EN9
From Waltham Abbey, Waltham Cross and Enfield Island Village to smaller places, people across EN9 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in EN9 are where it normally shows.
Waltham Abbey: Forty Hall, about 3.6 miles west, is one of the historic houses in the wider area around Waltham Abbey. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you let a flat or house near Waltham Cross station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.
Leave it or get it looked at?
Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner.
Questions to ask before booking
- What the report includes, and whether it has photographs
- Whether you can ask questions once you have the report
- Their report turnaround times
- Whether VAT is added on top
What a survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Structural calculations (that is a structural engineer’s job)
Common roof problems in EN9
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.
Problems we come across often include:
- Torn or sagging underlay
- Lifted, split or missing lead flashings
- Worn or blocked valleys
- Ponding, splits or blisters on flat roofs
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
Common questions in EN9
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
How long will you be at the property?
Allow between one and two hours at a typical home; commercial roofs usually need 3–4 hours. We will give you an idea of timing as you book.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.
