About our roof survey in Enfield Island Village

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are frequently asked to look into loose ridge or hip tiles and gaps in the roof where coverings have gone, on natural slate, the roof space and ridges, hips and valleys.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What affects the price in Enfield Island Village

Not every roof costs the same to survey, for these reasons:

  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • The size of the roof
  • Any need for thermal images or a drone flight

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before booking.

Getting in touch

Before you get in touch, it helps to have:

  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch
  • Any deadline, like an exchange date

Getting a price is simple: just call 07833 053749 or email us and give us some details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Enfield Island Village runs like any other.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photographs and recommendations.

Related advice

Before and after the survey

These tips come from what we see on roofs every week:

  • Include dormers, porches and garages when you book
  • Look for debris in the garden after high winds
  • Gather any paperwork for past roof work
  • File the report with your home documents

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Landlord and commercial surveys in Enfield Island Village

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Enfield Island Village: your questions answered

Is parking a problem for a survey in Enfield Island Village?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Are there drone restrictions around Enfield Island Village?

Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in high wind or heavy rain.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Is Enfield Island Village in your area?

Yes. We survey roofs across London and South East England, Enfield Island Village included.

Do you look in the loft space?

Normally, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Roof surveys around Enfield Island Village

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Ss Peter and Paul Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you run a business near Edmonton Green Shopping Centre, a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Enfield Lock station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
