Enfield Wash Roof Survey
Independent roof surveys in Enfield Wash. More than 5,000 surveys completed across London and South East England.
- Debris building up in roof valleys
- Gaps in the roof where coverings have gone
- Leaking gutter joints and downpipes
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Clear the loft hatch area before we arrive
- Keep a record of damp patches and dates
- Find records of any re-roofing or repairs
- Include dormers, porches and garages when you book
Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Roof survey in Enfield Wash: what you get
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey lead flashings, natural slate and chimney stacks, and the problems we’re asked to look at most are loose chimney pots and ponding, splits or blisters on flat roofs.
In a smaller place like Enfield Wash, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In a smaller place like Enfield Wash, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.

Advice
Enfield Wash questions
Can a landlord with a rental near Turkey Street station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is Enfield Wash within the area you cover?
Yes. Enfield Wash is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
How long does a roof survey take?
Allow between one and two hours for most houses, with bigger or more complicated roofs taking longer. We’ll confirm what to expect when we arrange the visit.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How the survey changes by roof type
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
Natural slate
From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
What a roof survey looks like in Enfield Wash
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Landlords with a home close to Turkey Street station may find that a dated record of the roof is useful when planning maintenance across a let. Living close to Gunpowder Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Historic houses such as Forty Hall, about 1.3 miles west, show how far back building around Enfield Wash goes. On a period home nearby, the survey separates sound original work from tired later repairs.

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. Tradespeople may need to travel further to a smaller place like Enfield Wash, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
